    Repairing Common Issues with Metal Roofing

    Metal roofs have become increasingly popular in recent years due to their durability, Energy Efficiency and aesthetic appeal, however like all roofs they require maintenance and occasional repairs to ensure their longevity and effectiveness. One of the benefits of Metal Roofing is that many times damages and wear can be repaired by replacing individual panels instead of having to replace the entire roof. In this article we will discuss the common metal roof problems and how to repair them.

     

    1.Leaks

    The most common problem with metal roofs is leaks. Leaks can be caused by a variety of issues including rusted or damaged flashing or cracked or missing sealant. To repair a leak the first step is to identify the source of the problem. Once the source of the leak has been identified the repair process can begin. If the leak is caused by damaged or missing sealant, the area will need to be cleaned and new sealant applied. If the leak is caused by rusted or damaged flashing, the flashing will need to be replaced.

     

    2. Rust

    Rust is another problem with older metal roofs especially in areas with high humidity or near the ocean. Rust weakens the roof and can lead to leaks if not addressed. To repair rust on a metal roof, the rusted area will need to be cleaned and sanded down to bare metal first, then once the area is clean, a rust inhibitor should be applied followed by metal primer and a topcoat.

     

    3. Loose Fasteners

    Loose Fasteners can cause metal panels to lift and allow water to enter the Roof System causing leaks. If a Fastener is loose, it should be tightened or replaced. To prevent leaks from loose Fasteners, it is important to have the roof inspected regularly and any loose Fasteners tightened or replaced.

     

    4. Holes or Punctures

    Holes or punctures in a metal roof can be caused by Falling debris, foot traffic, or weather-related events. To repair a hole or puncture, most times it is best to replace a whole panel, so it has the same integrity as when it was installed new. However, in some cases, the area can be cleaned and sanded down to Bare Metal, and the correct type of patch applied over the hole, followed by a sealant, primer, and topcoat to prevent leaks.

     

    5.Dents or Buckling

    Dents or buckling in a metal roof can be caused by heavy objects falling on the roof or from expansion and contraction due to temperature changes. To repair dents or buckling the areas should be inspection inspected to determine the extent of the damage if the damage is minor the area can possibly be hammered out and repainted if the coating has been compromised. If the damage is more severe, effected panel may need to be replaced.
